The first floor of the Downtown Arts Center houses the Performance Theater, Alfalfa's Restaurant, and the lower level of the Ann Tower Gallery. The Performance Theater is a 250-seat contemporary "Black Box" theater with flexible seating. This theater is equipped with state of the art lighting and sound capabilities. Users of the theater are also provided with access to two dressing rooms, a green room, a backstage area, and loading dock.

The second floor of the facility includes a Meeting Room, Rehearsal Room, and the facility's administrative offices. The Meeting Room, a unique "U" shaped room, is available for board and lunch meetings as well as lectures. The Rehearsal Room is primarily used for rehearsals in conjunction with the Performance Theater. It doubles as an alternative performance space. The second level of the Ann Tower Gallery is also housed on this floor.
